already analysed.

From RealAdvisor averages of October 2026 for 75 Fribourg municipalities, apartments and houses. For a rental building, commercial premises or storage, the price is adjusted to the type. You can also enter your own reference price.

Income tax: rents minus interest and upkeep (10% or 20% flat rate, or actual costs if better), times your marginal rate. Property gains tax: Fribourg scale from 22% to 10% by holding period. These are estimates to check with your fiduciary.

Not necessarily. The tool applies your monthly amortisation and shows the debt left at the end of the term. After that, it assumes a renewal on the same terms.

From immobilier.ch results pages for the municipalities you follow, plus commercial premises, offices and industrial property across the canton, read every day by the server. PatriNova keeps the listing date and price history, which reveals price cuts and withdrawn listings.

The overview works out the highest price a bank would finance on top of your portfolio: 20% own funds plus fees, and the one-third rule across all your mortgages (5% theoretical interest, 1% upkeep, 80% of rents counted). It also gives the amount with your properties refinanced, and opens the Market filtered to that budget.

Every new listing gets an expert review written by Claude, Anthropic's AI model. It looks at up to 8 photos, the address, the municipality's average price per m², time on the market and price cuts. It rates location, view, condition and finish, costs the works, then gives an estimated value, an opening offer and a price not to exceed. A first read that does not replace a visit.

It combines the price gap (40%), the estimated gross yield (35%) and cash flow with your financing (25%). The gap is measured against the expert's estimated value when there is one, otherwise against the municipality's average price per m². A listing you could not finance under the one-third rule loses 10 points. Above 68 it's a good deal; below 45 it's too expensive.

Yes on patrinova.ch: the Google map shows as soon as the address is entered. In the version of the tool hosted by Claude, which cannot embed an external map, a button opens the address in Google Maps.
